Historic Tax Credit Projects

HISTORIC TAX CREDITS are an essential tool for feasible rehabilitation of historic properties. The federal program provides an income-tax credit equal to 20 percent of qualified rehabilitation expenditures on income-producing properties. The state program provides a tax credit equal to 25 percent of qualified expenditures.

Spencer typically participates as a member of the design team, conducting design review of proposed improvements to ensure that the design is consistent with the Secretary of Interior’s Standards and provides technical assistance regarding appropriate treatments for necessary repairs.  

Spencer Preservation prepares the applications for Rehabilitation Tax Credits including the Evaluation of Significance and Description of Rehabilitation, and serves as the liaison throughout this process with the State Historic Preservation Office and the National Park Service.
